Why Turf Works in the Northeast Heights

The Northeast Heights covers a lot of ground. It runs from older neighborhoods off San Mateo and Wyoming up to the foothills along Tramway Boulevard, and from Montgomery and Academy north past Paseo del Norte. The ground climbs the whole way east. By the time you reach Tramway you're close to 6,000 feet, and higher at the foothills trailheads.

That range means two kinds of yards. Established neighborhoods like Academy Acres have flat lots, and many still have bluegrass or fescue lawns from when the homes were built. Closer to the mountains, in places like Glenwood Hills, High Desert and Tanoan, lots sit on sloping alluvial ground: decomposed granite, sand and cobble washed down from the Sandias.

Both get the same weather. Strong sun with very little humidity. Spring wind that can blow for days. Gusty winds coming down off the mountains. Summer heat, then freezing nights in winter. A grass lawn here needs a lot of summer water and still browns out at the edges. Turf stays green all year with no watering, mowing or fertilizer.

HOAs and design review

Many Northeast Heights neighborhoods have an HOA, and the ones near the foothills tend to have the most detailed rules. High Desert has its own design guidelines built around native landscaping and water conservation. Gated communities like Tanoan have their own associations and architectural review. Most HOAs here want to approve a landscaping change before work starts.

We don't assume what your HOA allows. We give you product specs, a sample and a layout drawing for your submittal, and we schedule the install once you have approval. If you manage a community, our HOA and commercial turf service covers common areas and entries.

How We Install Turf in the Northeast Heights

Every job starts with a free on-site measure and a written quote. We check the slope, the soil, the way water drains off your roof and yard, and how we'll get equipment into the backyard.

Removing an old lawn

On older lots we cut out the existing grass and roots, cap or reroute the sprinkler lines, and dig below the root zone. Bermuda grass is common in Albuquerque and comes back if it isn't fully removed, so we take it out and lay a weed barrier before the base goes in.

Granite soil and slopes

Near the foothills, digging turns up rock and cobble. We pull it out of the turf footprint and use it elsewhere on the property if you want. Gentle slopes get a base graded to follow the ground. Steeper yards may need a terrace or a retaining edge so the turf doesn't creep downhill.

Base and edges

The base is crushed rock compacted in layers, pitched so water moves away from the house. Edges get bender board and nails every few inches so the wind can't get under the turf. Most installs take 1 to 3 days.

Turf Materials for the High Desert

  • Fibers. UV-stabilized polyethylene blades in a few greens, from bright lawn color to an olive blend that sits well next to xeriscape and native plants.
  • Backing. Perforated backing drains rain and snowmelt through the turf.
  • Infill. Sand infill holds the blades upright and weighs the turf down. Cooling infill helps on full-sun lawns. Antimicrobial infill is a good choice for dogs.
  • Base. Compacted crushed rock with a weed barrier.

Turf comes with up to a 15-year manufacturer warranty, and we guarantee our workmanship for 2 years.

Drainage and Heat in the Heights

Monsoon storms can drop a lot of water in a short time, and on east-side lots it all heads downhill toward the west. We pitch the base to follow your existing drainage so water passes through the turf and keeps moving, instead of pooling against a wall or the foundation.

In July, any surface in full afternoon sun gets hot, and turf is no exception. Lighter fibers and cooling infill help, and a quick rinse cools it down. If kids or dogs will use the yard on summer afternoons, we can place the turf where a tree or patio cover shades it later in the day.

Winter is easy. Turf handles freeze and thaw, and snow can melt off on its own or be cleared with a plastic shovel.

Popular Turf Projects in the Northeast Heights

  • Front lawn swaps. Replacing a thirsty front lawn with turf that looks green all year and drops the summer water bill.
  • Backyard play areas. A soft, clean surface for kids, with no mud. See our play area turf options for swing sets and play yards.
  • Dog runs. Side-yard runs that drain fast and rinse clean. See our pet turf installs.
  • Putting greens. Backyard greens are popular in a part of town with golf courses close by.
  • Larger lots. North Albuquerque Acres has roomy, semi-rural lots, where owners often turf a section near the house and leave the rest natural.

Already have turf that's matted or worn? Our turf cleaning and repair service can bring it back or tell you if it's time to replace it.

Residential turf usually runs $10 to $16 per square foot all-in, depending on size, old lawn removal, slope and access. The Albuquerque turf cost guide breaks it down.

FAQ

Northeast Heights Questions

Which Northeast Heights neighborhoods do you serve?

All of them, including Academy Acres, Glenwood Hills, High Desert, Tanoan, North Albuquerque Acres and the streets along Tramway, Wyoming, Montgomery, Academy and Paseo del Norte. We also work in Sandia Heights just to the north.

Does my HOA allow artificial turf?

It depends on the association. High Desert, Tanoan and other foothills communities have design review, and most HOAs want to approve a landscaping change first. We provide specs, a sample and a layout for your submittal.

Can you remove my old grass lawn?

Yes. We cut out the grass and roots, cap or reroute the sprinklers, lay a weed barrier and build a new base. Removal is included in the written quote.

My yard slopes toward the house. Will turf make drainage worse?

No. The turf drains through its backing, and we grade the base so water moves away from the house. If the yard already sends water toward the foundation, we correct the grade in the turf area during the install.

Will the wind lift the turf near the foothills?

Not when it's installed right. We secure the edges with bender board and nails every few inches and brush in infill to weigh the turf down.

How much does turf cost in the Northeast Heights?

Most residential installs run $10 to $16 per square foot all-in. Lawn removal, rock, slope and access affect the price. The on-site measure and written quote are free.
