Turf for Properties That Have to Look Good Every Day
Property managers and HOA boards deal with the same problems on a bigger scale: high water use, sprinkler repairs, mowing contracts, brown patches that draw complaints, and strips of grass that never grow no matter how much they get watered. Artificial turf replaces those headaches with a surface that stays green, needs no mowing and uses no irrigation water.
We work on HOA common areas, entry features, medians and parkways, office and retail courtyards, restaurant patios, apartment and condo grounds, and rooftop decks.
Where Commercial and HOA Turf Makes Sense
HOA common areas and entries
Pocket parks, entry monuments and open lawns are what residents and buyers see first. Turf keeps them consistent year-round. We can mix turf with rock, boulders and desert plantings so the common area fits a high-desert look instead of a big flat rectangle of green. Boards usually want specs, samples and a written scope before a vote, and we provide all three.
Medians and narrow strips
Narrow strips along sidewalks and parking lots are hard to water without overspray onto pavement. Turf solves that. Edges along curbs need to be locked down so they hold up to wind, foot traffic and the occasional stray tire.
Courtyards and patios
Office courtyards and restaurant patios get furniture, events and steady foot traffic. A dense, low-pile turf with good resilience is easier to keep clean and holds up under tables and chairs.
Multifamily properties
Apartment and condo communities often want a pet relief area or dog park, a play lawn and green space around the pool. Dog areas get the same fully permeable build we use for pet turf and dog runs, and kids' play spaces can get fall-height padding like our padded play area turf.
Rooftops and podium decks
Rooftops are a different build. There is no digging and no nailing into the roof. Turf goes over a drainage mat or panel that protects the roof membrane and lets water reach the roof drains. Before we quote a rooftop, the building owner should confirm load limits and membrane requirements with their engineer or roofer.
Materials Built for Traffic
- Turf fibers. Commercial areas usually call for higher-density turf. Polyethylene gives a natural look, while nylon or nylon-blend products hold up better in heavy-traffic zones. Shorter pile recovers faster and is easier to clean.
- Backing. Punched backing works for most common areas. Fully permeable backing is the right call for pet areas and spots that collect runoff.
- Infill. Silica or coated sand weighs the turf down and protects the fibers. Antimicrobial infill is used in pet areas, and cooling infill can help in full-sun courtyards.
- Base. On grade, we build a compacted crushed rock base, typically 3 to 4 inches, with weed barrier on top. On rooftops, a drainage mat replaces the rock base.
Our Commercial Install Process
- Site walk. We walk the property with the manager or board contact, measure each area, and note irrigation, drainage, access and any restrictions on work hours.
- Written scope and quote. You get a written quote that spells out each area, the products and the prep. This is what most boards and owners need for approval.
- Scheduling. We plan around residents, tenants and business hours. Large properties can be done in phases so common areas aren't all closed at once.
- Removal and irrigation. Old turf and soil are removed. Sprinkler zones in turf areas are capped, and drip lines to trees and shrubs stay active.
- Base, turf and infill. We grade, compact the base, lay weed barrier and turf, glue and nail seams, secure edges and brush in infill.
- Walkthrough. We walk the finished area with you and leave care instructions for your maintenance crew.
Smaller areas often finish in 1 to 3 days. Bigger or phased projects get a schedule in the written quote.
Drainage and Heat in the High Desert
UV at elevation. At more than 5,000 feet, Albuquerque turf takes heavy UV every day. We use UV-stabilized products with manufacturer warranties of up to 15 years, so color and fiber strength hold up.
Monsoon runoff. Commercial sites shed a lot of water from roofs and paving. We look at where runoff enters each turf area and grade the base so it drains through and away, not into walkways or buildings. Punched backing typically drains around 30 inches per hour, and permeable backing drains much faster.
Caliche and sandy soils. Caliche can stop water cold a few inches down, and sandy soils on the West Side shift under traffic. We test how the ground drains during prep and adjust, by breaking through hard layers or routing water to a better outlet.
Heat and wind. Turf in full sun gets hot, so we plan seating and play areas near shade where we can. Spring wind is hard on loose edges and seams, so every edge on a commercial job is secured.
Water, Upkeep and Budget
Turf removes irrigation and mowing from the budget for those areas. What's left is light upkeep: blowing off debris, rinsing pet areas, and brushing traffic lanes. For older turf that is matted or worn, our turf cleaning and repair service can do deep cleaning and infill top-ups. Commercial pricing depends on the site, so we quote each property after the site walk. Every install comes with a 2-year workmanship guarantee.
Commercial & HOA Turf Questions
Do you work with HOA boards and property management companies?
Yes. We walk the site with your manager or board contact and give you a written scope with product specs that can go straight into a board packet or bid comparison.
Can you install turf on a rooftop?
Yes, with a different build than on the ground. Turf goes over a drainage mat that protects the roof membrane, and nothing is nailed into the roof. The building owner should confirm load limits and membrane requirements first.
How do you handle residents or tenants during the install?
We schedule around business hours and resident access, and we can phase larger properties so only part of the grounds is closed at a time.
What turf works best for an apartment dog area?
Fully permeable backing, a draining base and antimicrobial infill. Shared dog areas get heavy use, so regular rinsing and periodic deep cleaning keep odor under control.
Does turf work in narrow medians and parking lot strips?
Yes. These are some of the hardest spots to water without overspray. We secure the edges along curbs so the turf stays put through wind and foot traffic.
Do we need approval before replacing common-area grass?
Many HOAs require a board vote or architectural committee review, and commercial properties may need owner sign-off. Check your governing documents. We provide the specs and written scope you need for the process.
